One of the country’s finest centers for the treatment of Autism Spectrum Disorders and related developmental disabilities, Gateway Pediatric Therapy is comprised of 14 clinics offering over 90,000 square feet of treatment space across four states.
In the winter of 2018, Gateway was experiencing rapid growth. Their clinics were experiencing inconsistent outcomes in cleanliness and a delayed response to problem solving. Their staff was receiving complaints and staying after hours attempting to rectify them. An RFP was distributed and the intention was to outsource clusters of properties to multiple vendors so as to mitigate concentration risks.
After an extensive period of due diligence where MediSpace surveyed the properties and met with department heads at each clinic, we presented a plan that would not only bring continuity of cleaning across all locations, but that would also mitigate concentration risks by way of thoughtful contingency planning.
As a result, Gateway chose to award MediSpace its entire portfolio, as opposed to only a fraction of it. This was in2018, and Medispace continues to retain its client.
Beaumont Health is Michigan’s largest health care system and provides patients with compassionate, extraordinary care, no matter where they live. Their Health & Wellness Center offers an extensive range of medical services and tests for patients of all ages.
In late 2020 during the pandemic, the Beaumont Health & Wellness Center was having difficulty attracting and retaining in-house janitorial staff to maintain their 110,000 sq. ft. patient facility. They needed a third party to help fill a short-term, four-month employment gap.
After being introduced to MediSpace, Beaumont was intrigued by what they could execute for the short term assignment. In two weeks, MediSpace mobilized a large team, built out workstations, trained their staff on the properties and put a daily agenda in motion.
Steve Rapp, M.D., is one of the most renowned spine surgeons in the region, and an active investor, owning three professionally managed medical office complexes with upwards of 100,000 sq. ft. of rental space in Waterford, Michigan.
Rapp had been with five different janitorial firms and couldn’t find what he sought. Whether it was his tenants or his patients, time and time again he was pulled away from his primary work to focus on putting out fires at his properties because the cleaning had never truly stabilized, settling the building’s tenants into an expected routine.
Rapp was introduced to MediSpace by a prominent real estate development firm in the summer of 2018. They spent thirty days getting to know his properties and tenants while building out a scope of work to suit long-term needs.
They provided a holistic solution with a single point of contact for the many facets of cleaning needed in order to operate his buildings properly and were ultimately awarded the contract in 2018, still servicing it today.
Ari-El Enterprises operates a diverse portfolio in excess of three million square feet which incorporates industrial parks, office buildings, retail centers, apartment communities, free standing buildings and land for build-to-suit.
In 2019, ARIEL's medical office portfolio was fully occupied, but tenants were disgruntled with the cleaning offering. Their cleaning vendors were overwhelmed and out of new ideas. After on-boarding a new property manager with a fresh perspective, ARIEL decided to put out an RFP strictly for their medical office properties.
ARIEL met with several vendors but were surprised to find a firm who specialized in medical office and clinical settings. One of the conditions of the due diligence process with Midwestern Janitorial was that they meet with each tenant and create a scope that, on average, all tenants could be happy with. Midwestern Janitorial's proposal was intriguing, and their upfront time investment with each tenant paid off. ARIEL granted Midwestern Janitorial a 3 year contract for all 5 properties.
